Board of Directors

Meeting Minutes

July 27, 2004

A) Roll Call - Present - Dave Gibson, Roseanne Hardenbrook, Ken Langdon, Jeanne Heppner and Tom Peterson. Mike Joseph of MKJ Management Company was also present. A quorum was determined and the meeting was called to order.

B) Open Forum - There were no homeowners present.

C) Adopt previous meeting minutes - Dave asked Mike if he confirmed that Juan is receiving health benefits through his wife's company as stated in the previous minutes. Mike said he did and that Juan does have coverage. Mike also confirmed that the reserve CD was not transferable without penalty. Roseanne Hardenbrook motioned to approve the previous meeting minutes of January 27, 2004. Jeanne Heppner seconded. All members voiced approval.

D) Review cost to date - April - June 2004 - Mike mentioned that the irrigation line item was over budget for the year to date. He is going to monitor the next month or so as he believes the County may have read the meters wrong. The association is $12,000 ahead of the year to date for net income. Ken Langdon motioned to accept the financial report as submitted. Tom Peterson seconded. All others voiced approval.

E) Old Business -

Picnic Review & Discussion - The annual picnic was an overall success. There were approximately 150 in attendance. There were alot of compliments regarding the food, wine and beer as well as the raffle. The weather did not hamper any of the activities.

Website Update - Ken stated that he is close to having the website up and running but will need a couple more months before advising the association members that it is available on the web. The association will announce it in the newsletter.

Christmas Party Update - Ken has not found a host home as of yet but it is still early. He asked other Board members to put the word out that a host home is needed.

Speeding Update - Jeanne stated that the Washoe County Sheriffs Department is still posting patrols in the high speed zones and issuing tickets.

SDRC Update - The Committee is still receiving submittals. A majority of them recently have been home improvements.

                    F) New Business -

Common Area Land - A property owner has requested permission to cut brush in the common area behind their property. The reason for this request is to increase the amount of defensible space between the common area and their property. Mike and Dave met with them to discuss their concerns. After some discussion the Board asked Mike to get an opinion from the association attorney as to whether there is any liability involved. Mike will then respond to the property owner as to whether they can perform the work or not.

G) Set Fourth Quarter Meeting Date - The Board set October 26, 2004 for its fourth quarter meeting date. The meeting will be held at the Saddlehorn sales office at 6:30 PM.

H) Adjournment - Tom Peterson motioned that the meeting be adjourned. Ken Langdon seconded. The meeting was adjourned at 8:04 PM.
